Building Permit

Development and Building permitting is the main instrument for controlling or managing physical development. Development permit in this context refers to permits issued in relation to planning and building applications Effective development management promotes orderliness, convenience of movement, public safety and enhanced economic development.

Development Permitting deals with the correct use of the land, the appearance of the proposed building and the effect that the development will have on the general environment and neighboring properties.

A development permit is a written permission authorizing a person to carry out development in accordance with conditions specified in the permit. Such development permit shall give due considerations to matters relating to zoning, planning standards and structural conditions of the proposed development.

A Building Permit allows construction of buildings or structure to proceed on condition of compliance to building code.

A Building Permit deals with the manner in which a building is constructed, eg its structural stability, fire resistance, weather resistance, etc.

STEPS FOR OBTIANING A DEVELOPMENT PERMIT
STEP 1 BUY YOUR DEVELOPMENT APPLICATION FORM FROM THE PHYSICAL PLANNING DEPARTMENTOF THE ASSEMBLY
STEP 2 BASIC REQUIRMENT

v  One registered or unregistered land document ( Site Plan) to the scale of 1:2500

v  Block plan

v  Architectural and structural drawings of the proposed project

v  Evidence of ownership of the land

v  Report on Stakeholder consultation (where applicable)

ADDITIONAL REQUIREMENT

(DEPENDING ON THE SCOPE OR COMPLEXITY OF THE DEVELOPMENT)

v  Aviation Safety Report /Permit

v  Environmental Protection Report/Permit

v  Petroleum Operations Report/Permit

v  Fire Safety Report/Permit

v  Structural Integrity Report/Permit where development has already commenced

v  Traffic Impact Assessment Report/Permit

STEP 3 Complete the application form with the required information and add the above listed documents.
STEP 4 v  Pay Inspection and Processing fee at the Physical Planning Department / Works Department

v  Assessment of Building Drawings for Permit Fee and Penalty incase development has already commenced or completed from the Works Department

v  Corrections to be made (if any) to the Building Drawings.

STEP 5 The secretariat will process the application monthly for the Technical Sub-Committee Inspection, Assessment and Recommendation.

v  The Technical Sub-Committee recommendations on the application is forwarded to the Spatial Planning Committee within two weeks for final decision.

v  Possible Decisions

·       Approval

·       Deferral

·       Refusal

 

v  In case of deferral, the applicant will be notified and advised on what needs to be done for further consideration.

v  In case of refusal, the applicant will be notified for reason(s) for refusal
